Villa Manatee, Cape Coral The house with a southern exposure is located on a saltwater canal in southwest Cape Coral. We just have furnished it newly. Here some details: The house has 3 bedrooms (2 double with king size beds and 1 twin), 2 bathrooms, a bigger than average electric heated pool with Jacuzzi and a large Lanai. In the reception room is a large 55' HDTV-Screen (ca. 140 channels) with a video and DVD player. There is also a stereo with radio and CD. In one of the drawers you will find a selection of CDs, videos and DVDs for you and the kids. The garage is for 2 cars and there is also a laundry room. In every bedroom are also a television and a radio alarm clock with integrated CD player. Next to the kitchen are the dining area and the open-log-fire where you can relax with a nice glass of wine during the 'chillier' evenings in Florida. More Information and pictures are available. There is a huge BBQ-Grill on the Lanai. Cape Coral is at the Gulf of Mexico and can be reached in 30 minutes from Ft. Myers Airport. The Town is also known as 'Waterfront Wonderland' and the 'Venice of America', because there are over 375 miles of waterways. This family friendly town, with its 340 sunshine days a year, is the Eldorado for Watersports and Golfers. With a population of nearly 160.000 Cape Coral has a very good infrastucture with lots of shopping centers, parks etc. Nearby you have the beaches of Ft. Myers Sanibel, Captiva and so on. These are in easy reach by car or boat. Other towns and their attractions are also within easy reach by car. It's very easy to rent a boat, you just need a valid driving license and you must be over 21 years of age. No special boat license is necessary! The location of the Villa is ideal for Boat trips into the Gulf. After a ca. 20 minute journey in the main canal along the mangroves you will reach the lock (that is where the bar/restaurant RummRunners is located; the ideal place to dock the boat and have some drinks or dinner), that leads you into the Caloosahatchee River e.g. the Gulf of Mexico. We have good contacts to boat owners and will be at hand, if you would like to rent a boat. For newcomers to the boating world we recommend a ponton boat, that will set you back around $700 a week. A Glastron Bowrider 23' with 250 bhp and space for up to 11 persons will set you back at around $1000 a week. There are 4 Bycicles ( they just got checked and repared by "paradise Bycicles in Cape Coral) and fishing rods, Toys for the Pool, etc. in the garage. You can use these at your own risk.

Rental Rates: please notice that our rates are "ALL INCLUSIVE". No hidden extras like 11% Tax, Electricity etc!!! Main Season 1.November till 30.April  €800  per week, €130 per extra day. Off Season     1.May till 31. October    €700per week, €110 per extra day The price is based on 2 persons, any further person is € 25 per week ( € 5 per extra day ). Max. occupancy is 6 persons. The price includes pool service, gardener, air condition, water, bed linen, Towels and English speaking introduction on arrival. Also included is electricity (please look after closed doors etc.).  Also inclusive are 11% tax for the state of Florida (6% VAT and 5% tax for the city of Cape Coral). Final cleaning is € 125 and payable with the rent in advance. Deposit is € 400 and the minimum rental period is 7 days. There are no extra charges on Easter, Christmas and Bankholidays etc. Terms and conditions: A payment of 25% of the lump sum is due with the booking confirmation, the balance including deposit and final cleaning is payable 30 days prior to the day of arrival. If the day of arrival is closer than 30 days from the day of booking, the amount is due in full immediately. Cancellations and refunds: Cancellation fees of 10% of the whole amount will be charged up to 45 days before arrival, 44 -30 days before arrival 30% of the whole amount, 29-22 days before arrival 60% of the total amount and 21 days or less before arrival 80% of the total amount. All moneys paid will be deducted by the above mentioned fees and the balance will be transferred back to you via wire or cheque. Money owed is payable immediately. A receipt will be send to you. Therefore we recommend a travel insurance. For bookings for a period of at least 4 weeks a discount of 5% will be granted, for bookings for a period of 3 month or more a discount of 10% will be granted.
